This is the time of year when we typically see lots of snow and record cold. You might not think that this is the best time of year to start a home search but it does have it's advantages.
First, the buying season is typically less busy as many people aren't inclined to go outside if they don't have to. On the other hand, you might find that your competing with other serious buyers, because who really likes looking at homes in below freezing temperatures unless they are really serious.
Viewing homes this time of year also allows you to see what the neighborhhood looks like. How the neighbors decorated their homes around the holidays will tell you about their pride of ownership. How are the roads maintained? How easy does the home heat up? Is the basement wet or damp? Are there any problems with roof leakage and with ice dams?These arejust some of the unique features that you won'tsee during the warmer months.
January and Februaryare great months to put a home under contract since financing usually takes 45 to 60 days to close. This means that you can move into your new home in April just as the flowers are beginning to pop up.
